Mercantile Property Management is seeking a Senior Portfolio Manager, this person will be responsible for the day to day operations of the assigned properties, as well as running a satellite office.

The Senior Portfolio Manager will oversee all financial budgets, resident and community relations, property administration, maintenance and landscaping.
This position will oversee all staff and act as a liaison between the communities, vendors and the Mercantile Property Management Office.
The Senior Portfolio Manager needs to maintain the highest standards and strive to exceed the client’s expectations.
Condominium experience is a must.
_*Responsibilities Include but are not limited to:*_
· Prepare annual operating budgets' in accordance with the goals and objectives of the client.
· Responsible for preparation of all board meeting packages and timely distribution (5-7) days prior to the meeting.
· Review and report financial variances on a monthly basis.
· Attend evening Board meetings monthly (average 6 per month) and provide proper guidance.
· Responsible for annual insurance renewals beginning at least (90) days prior to expiration.
· Adhere to purchasing and invoicing policies.
· Verify that all preventative maintenance programs are implemented an adhered to.
· Ensure all maintenance requests are completed within the established time frame and that quality is up to MPM standards.
· Review all work orders.
· Ensure observance of all safety regulations
· Handle the on-call responsibility on a rotating weekly schedule.
· Complete regular property inspections.
· Responsible for reporting all insurance losses.
· Supervise and financially project Capital Projects at assigned communities.
· Negotiate service contracts and see to it that the work is completed within the proper time frame and standards.
· Interface with outside professionals, legal, accounting, tax and financial.
· Approve payments for competed work.
· Maintain relationships with suppliers.
· Review owner files and make sure they are all complete and current.
· Responsible for the training, supervision and development of all personnel assigned either directly or through others.
· Review with the customer service team to see that the residents are receiving superior service.
· Conduct annual performance reviews of all onsite staff.
* Manage and grow our satellite office.
Experience in condominium Management is a must.
Industry designations/certifications (CMCA,AMS,PCAM,etc.
) are preferred but not required.
Must have a valid drivers license.
Qualified candidate will receive salary commensurate with experience.
